Who is bsi financial services inc
BSI's senior management team has an average of 15 years of relevant industry experience with seven years of company tenure. The leadership team averages over 20 years of industry experience. BSI employs a multichannel compliance management system that includes QC, internal audit and vendor management, as well as regulatory compliance and litigation management.
A review of the QC reports found they were comprehensive with acceptable results generally. However, a review of the internal audit effort and scope should be expanded and more robust to encompass various loan servicing areas. The company reports satisfactory loan administration performance metrics overall. Call center performance metrics are competitive with industry averages. Delinquent account collection and loss mitigation performance metrics submitted to Fitch are acceptable; however, management should expand the scope of metrics that are captured to better manage performance.
Bankruptcy and foreclosure case handling, tracking and performance monitoring are efficiently managed, and the REO process is well controlled.
Fitch does not publicly rate BSI's credit and financial strength. However, Fitch's financial institutions group reviewed BSI's financial statements to provide an internal assessment, as a company's financial condition is a component of Fitch's servicer rating analysis. Fitch rates residential mortgage primary, master and special servicers on a scale of 1 to 5, with 1 being the highest rating. One month after August Ok so couple days later September 16, at am I get a phone call from BSI Financial stating that I haven't made August payment so I tell the representative that the loan officer called me a couple of days earlier stating not to worry about sending payments until January 1, because I was ahead due to my FHA loan.
So she checks the notes on the computer and of course there are no notes to be found on the computer so she puts me on hold for a couple of minutes. Then comes back and transfers me to another person and apologizes right off the bat for the inconvenience and tells me that they are sorry for bothering me at work.
That they will review my account and if there is anything wrong with my account she will call me back within the day So no call back within the day like she said So I go off paying a huge debt because the loan officer had said not to worry for payments until January 1, Well one month and a half later I get another called from BSI Financial and she states that she's the one in charge of my loan and this is on October 29, at am.
So she asks me why is the reason I haven't been making payments since August and I say because I'm not suppose to make a payment until January 1, And she replies with a straight NO so I reply, "What do you mean no. I was told by one of the representatives not to make a payment until January 1, And she replies, "No, no one could of had told you that because I'm the one in charge of your loan and I know I never said you were ahead on payments.
I'm not going to bring up those conversations" which is a little fishy because if there is nothing to hide on her end then why would she have a problem bring them up and listen to those conversations to see who gave me false information. So I told her, "Unless y'all are trying to scam me or create a fraud on me So back to the month of August. If I was already behind on August payment and I I got the call on September 13, which I was suppose be behind on September payment as well instead of telling me, "You are behind on August and September payment" she instead told me not to worry about a payment until January 1, So like I said I pay off a huge debt account which I could of used for August and September payments but because of that false information that I got from BSI Financial now I'm behind 3 payments going on 4 on November and now facing the possibility of getting my home taken away So I ask for help and she straight out told me there is nothing she can and denied the conversations of September 13 and 16 of That no one called me and no one gave me false information So she tell me, "Well at the end of the day you owe us money" and yes I understand that but I ask for help and she tells me that there is nothing that she can do even after getting false information from her and she is representing BSI Financial So yes worst Bank ever or should I say worst employees that don't know how to do their jobs I will be contacting the president of BSI Financial Gagan Sharma if this situation does not get resolved because I know there are conversations recorded and some has to be held accountable for this false information I was given I'm sorry to read about your experience with this situation.
I'd like to assist you in resolving this matter. Please send me your name, account number, property address and best contact number. I'll have a call made to you upon your reply. My loan was sold to BSI after refinancing with Zillow. The entire process has been disjointed from day one with purposely confusing guidance on electronic payments. For the second time I've received notice that their records show I am not insured and they will purchase insurance for me from their affiliated company at inflated coverage and premium levels until I prove I still have coverage.
I have had several mortgages with many lenders since and I have never had to provide annual proof of coverage. I go to the website to upload documents and I have server errors and other difficulty getting the documents to them. Calling them for help is useless. Hold times are meant to get the customer to go away and continue to endure the abusive practices. This outfit is unethical in its business dealings. My contractor was hung up on by Janisha for trying to press the issue and find out when the check might be cut so I can pay my contractors. As of my writing this and per a second phone call with rep Shawna this morning, they can only tell me that a supervisor still needs to review the file for the funds to be dispersed. There is no supervisor to talk to and I am unable to escalate the issue beyond the reps, who are unable to provide me with any details.
In the meantime, I have a subcontractor who is filing a lien against my home today. This is terrifying and infuriating. BSI failed to pay our county taxes and I had to send them a screenshot of our past due statement and call several times before they would pay it. In April , I reached out about a partial reconveyance. I was told what I needed to do.
We had appraisals done based on what we were told. When I called for clarification, Omar, who was over our account decided at that point to inform me that we couldn't apply because our loan was too new.
At that point, Omar stopped responding to my emails and calls. He wasn't very helpful and simply backed Omar's narrative. Now that our time has met the requirement, I have emailed Omar 3 times in the last 10 days and received no response. Daniel was also included on some of those and failed to respond. Trying to work with this company is like banging your head against a brick wall. They've cost us money on appraisals and are holding up an agreed upon deal because they won't respond to my communication attempts.
It's a shame we can't choose who handles our mortgage. I believe if that were an option, this company wouldn't be in business anymore. They can get away with poor treatment because we are stuck paying our mortgage through them. I'm sorry you feel this way. As a servicing company we don't make the rules. We simply service the loan on behalf of Fannie Mae. While it's my goal to resolve and address your concerns I can't bypass their requirements. Omar was in contact with you long ago and advised you of this policy.
So even as of today you would not qualify. Give it until after the 1st and submit your request. They wanted ME to contact Ethic and do the legwork of getting the loan information to them. So I had to play middle man between both. I asked them where the second loan was, I was told a number of different things. That they don't have it, maybe ethic still has it.
If I don't see it on my online portal, then they don't have it yet. I'll see it when they get it. They just outright didn't know what I was talking about. They called me a few times as if something was wrong only to tell me that a payment went through.
I contacted them and was told that I would have to make a separate online account for a separate loan, there's no way I would have seen the two loans in the same account. While they called me to tell me a automatic payment went through on one loan, they never contacted me about the second one, which, again, I had asked repeatedly about.
The woman on the phone claimed they had sent out bills for a loan that said they didn't know when they would get it. I didn't get anything from them about them getting this loan or setting up an account. I did look into this further, and apparently BSI has settled with the CFPB for mishandling "mortgage servicing transfers with incomplete or inaccurate escrow information". I contacted them again to make a payment and was put on the call back service.
They called be back and hung up. Called again, here we are nearly a week laters still waiting for that call back. I also emailed them and still no response. This has been a nightmare. Consumer Affairs protects your identity so I am not able to identify you nor your information solely by 'Chris'.
Absolutely the worst mortgage servicer we've had in over 40 years. Funds do not get applied timely. There is no customer service: if you send an email, it goes into a black hole; if you call, you go through a long menu, and always end up having to leave a message.
They may call you back, eventually, but if you don't pick up, they won't leave a message, and they won't try to call again, so you'll never know if they tried in the first place. Rinse and repeat. If you are so unfortunate as to have an insurance claim on your property where the insurance company has issued payment requiring BSI's co-signature, be prepared to follow-up for weeks.
If your mortgage is transferred to BSI for servicing - as that is the only way they get the business - run. This is by far the worst customer service experience I had with a lender. On sep 12th I got a letter saying my monthly payment is increasing by substantial amount. I called them immediately and found out that they are collecting property tax and insurance.
But I told them I am paying them separately. The CS said yes that was a mistake and told me she will open a ticket and call back. After 7 days and no response, I called them and was told it has been taken care of. But when I checked on my account it is still showing new amount. So I asked her and she said they have to run analysis which only runs monthly. She did not give me any ETA. I called again and was told this will be updated before sep In the mean while I sent an email as well which I did not get any response for.
And finally today my autopay deducted the increased amount.
